L.F. Jennings celebrated the official groundbreaking of Art Place at Fort Totten Saturday, February 12th. The well-attended event included Mayor Muriel Bowser, D.C. Councilmembers Janeese Lewis George and Kenyan McDuffie, and community members and representatives of The Morris and Gwendolyn Cafritz Foundation.
Designed by Perkins Eastman, the expansive Phase 2 of Art Place consists of over 800,000 square feet of mixed-use space that substantially transforms the Fort Totten neighborhood. When complete, Phase 2 will deliver a pedestrian-centric destination neighborhood that fosters creative and performing arts communities.
The new town center development will include 294 residential units spread over three mixed-use buildings featuring a 35,000 SF food collective, 27,000 SF of retail, a 32,000 SF interactive art experience, including a 27,000 SF Explore! Children’s Museum, a 24,000 SF Aldi grocery store, and over 40,000 square feet of community event space. Art Place will feature extensive outdoor community installations that provide the development with open-air amenities in addition to the indoor venues.
L.F. Jennings is honored to work with the Cafritz Foundation once again. Like previous collaborations with Cafritz, Art Place will create a dynamic community, a primary focus of L.F. Jennings’s work.
The anticipated delivery of Art Place Phase 2 is early 2025.

L.F. Jennings recently completed a substantial renovation and rebranding of the 10-story urban high rise at 1733 N Street, NW into a new 143-key Courtyard by Marriott. Initially constructed in 1964, the building served as an apartment complex before becoming a hotel in the 1980s. This most recent renovation included new building systems, new amenities, and reconfiguration and updates to the rooms.
The newly reopened hotel features The Bistro Restaurant for breakfast, dinner, and cocktails, storefront seating, and operable windows, allowing patrons to engage with the vibrant street activity of the neighborhood and an expansive 24-hour fitness center. Exterior renovations and modifications were in keeping with the standards required for alterations to a Historic District building.
1733 N Street is perhaps not a historic building, but the address itself is rich in history – once part of a stretch of row-houses, it was the home of Eleanor and Franklin Roosevelt in the 1910s.

L.F. Jennings’ Central Virginia Office is thrilled to announce that they have recently signed a lease to move their offices into The Sauer Center. The Central Virginia office will be moving to 2000 West Marshall Street, taking the last available space of The Sauer Center’s Phase I.
L.F. Jennings has been an active participant at The Sauer Center, serving as the General Contractor for much of the area’s transformation from predominantly industrial to a dynamic 24/7 neighborhood.
Since first starting work at The Sauer Center in 2017, L.F. Jennings has completed various base building, interior, and renovation projects, working to bring to life the vibrant mixed-use center that the area has become. L.F. Jennings is looking forward to moving into one of Richmond’s most energetic and welcoming neighborhoods.
L.F. Jennings will move into their new home in the Spring of 2022.
All of the office space in The Sauer Center’s first phase has now been spoken for, with a firm that’s closely familiar with the project snapping up its last bit.
L.F. Jennings has signed a lease to move its local headquarters to The Sauer Center, the Whole Foods-anchored development from Sauer Properties across Broad Street from the Fan.
Richmond, Va. — A joint venture between Elevation Real Estate Group, Auerbach Funds and Beechmont Acquisitions has begun redevelopment at Parc Place at Short Pump Town Center, an 82,968-square-foot shopping center in the Richmond suburb of Short Pump. Renovations will include an upgrade to the center’s façade; the addition of new lighting; parking lot repairs and re-striping; upgraded landscaping; and a new marquee sign and logo.

L.F. Jennings has started work on the new Cove Point Facility Maintenance Building in Lusby, MD. The new office and maintenance building is adjacent to and serves the natural gas liquefaction terminal.
The new 3-story, 81,000 SF building includes traditional office space and amenities (fitness center with locker rooms), laboratory with FM 200 fire suppression system, maintenance bays and shop area with 2, 10-ton overhead cranes, and several unique security systems for facility access.
Designed by Bignell Watkins Hasser, this project is L.F. Jennings’ first partnership with Berkshire Hathaway Energy and is slated for completion in Q3 2022.

Kickoff on L.F. Jennings’ most recent addition to the residential portfolio is underway.
Vista Fairfax Corner is a 12-story high rise residential tower consisting of 9 residential floors over 4 levels of parking (one level below grade, three above). The 228-unit luxury apartment community will feature one-, two-, and three-bedroom units, elevated courtyard, rooftop terrace and amenity space, fitness and yoga center, coffee bar, business center, and 330 parking spaces.
The new residential tower will take the place of an existing surface parking area in the southwest corner of the Fairfax Corner Station mixed use community. The tight site is bordered by commercial and retail establishments in a high traffic area for both vehicles and pedestrians. This is the first high-rise development for the town center and will spearhead a new, denser live-work-play dynamic for the area.
Designed by DCS Design, this project represents the first high-rise residential collaboration between Peterson Companies and L.F. Jennings.
The new Fredericksburg Nationals Ballpark welcomed guests and players for their first home game yesterday, May 11th, 2021.
The new ballpark is a multi-purpose stadium with 5,000 seats, 300-seat club level facility, 13 suites, and is the home of the newly re-christened minor league Fredericksburg Nationals. Construction started the summer of 2019 with the intent of opening for the 2020 season, however, those plans were delayed by the pandemic. While the 2020 Fredericksburg minor league season was canceled, their Major League Baseball affiliate, the Washington Nationals, was able to make use of the empty ballpark for team training and practice.
The new stadium offers a variety of unique features for fans and guests – with suites located behind the manual score board, at the field level with access to the home team batting cages, a Bullpen Party Deck, installations depicting the history of baseball and the City of Fredericksburg, and an innovative design allowing a 360-degree view so fans can always see the game as they walk around the stadium.
Designed by Tetra-Tech, the multi-purpose facility is seeking LEED Certification and features sustainable solutions like LED lighting, energy efficient appliances, and artificial turf. The choice to use artificial turf not only saves on water and use of fertilizer, but it also allows the venue to host concerts, holiday and light shows, and community events.
Last night’s long awaited home opener was celebrated with optimism and cheering fans as everyone enjoyed a return to traditional summer fun.

L.F. Jennings has completed construction on our newest multifamily project in Odenton, MD.
The Shirley is a 270-unit, luxury apartment development with extraordinary amenities. In addition to high end finishes throughout, the property features a heated pool with amenity courtyard, game room with arcade, movie theater, bar and lounge, conference centers, pet spa, rooftop terrace, fitness center, and sports simulator facilities.
This residential community by The Halle Companies is a lynchpin in the densification and development of the new Town Center Boulevard, which connects the Seven Oaks area and the Odenton MARC Station, anchoring the urban core of the master plan.
The five-story building designed by JDAVIS wood frame over podium building wraps around a 419-space precast concrete garage and interior courtyard. Substantial completion was achieved ahead of schedule despite complications presented by the pandemic.

L.F. Jennings is underway with construction of a new Poet’s Walk Memory Care Assisted Living facility in Frederick, MD. Poet’s Walk, a Spring Hill Senior Community member, specializes in a personalized approach to memory care assisted living. The single story, 38,000 SF building accommodates 68 residents. The facility is designed and constructed to give occupants a high-end experience. Dining facilities, a bistro, community areas, an ice cream parlor, a salon, and two enclosed courtyards all work to sustaining the community resort atmosphere, while discrete nurse call stations and building security provide support and safety for the residents.
State of the art technology permits staff to monitor patients unobtrusively and remotely, allowing residents a greater degree of domestic independence. Extensive coordination was required for the multiple commercial kitchens, MEP systems rooms, treatment rooms, and specialty (spa, salon) and common areas, all of which have different requirements.
Discrete measures for the containment of the residents are built into the facility to ensure the safety and security of the memory patients.
This is the fourth Poet’s Walk facility L.F. Jennings completes for the Silver Companies and is expected to be complete late Spring 2021.
