Associated Builders and Contractors of Metro Washington

L.F. Jennings received awards from ABC’s Excellence in Construction awards in two categories:

1515 New York Avenue NE is a design build project for Douglas Development in partnership with Bignell Watkins Hasser. The 80,000 SF building in DC’s up and coming Ivy City neighborhood includes a full-size Target, below grade parking, and two-story retail and commercial space. 1515 New York Avenue won in the Retail over $5M category.

The 70,000 SF Whole Foods Market at the Boro is the east coast flagship store for the influential grocery chain. It was designed by MV+A Architects and features a few new concepts for Whole Foods, including a street-food like eatery, event space, and bar with outdoor seating area. This project won in the Best Retail Interiors category.

NAIOP DC|MD

Renovations at 1501 M Street NW sought to reposition and repurpose a classic downtown office building, embracing, and building on recent office trends with a pioneering new concept dubbed “Town Hall” by MRP Realty. Designed by MGMA, the project transformed the lobby from a through-space to a lounge with conference amenities and property management administration areas. Floors 2 through 4 comprise the larger part of the renovation and feature a monumental stair which centrally connects the three floors. This central hub serves as the predominant thoroughfare between the floors and engages tenants and visitors into the variety of common areas along the vertical through-way.

1501 M Street received an Award of Excellence in the Best Interiors – 25,001 – 75,000 SF category.

GRACRE

L.F. Jennings received two honors from the Greater Richmond Association for Commercial Real Estate (GRACRE).

The new Lumber Liquidator Headquarters took over the former Southern Season gourmet grocery store at Gumenick’s Libbie Mill-Midtown development. The new 53,000 SF space serves as the headquarters for this national retail corporation. Designed by Wendel Companies, the space is highly curated and representative of the Lumber Liquidators branding.

The project received the Top Adaptive Reuse Project.

The Whole Foods at Sauer Center is the first phase of Sauer Properties’ ambitious overhaul of the former Pleasants Hardware and current Sauer Foods headquarter campus. The 46,000 SF grocer serves as the anchor tenant for this redevelopment that now includes several new tenants in repurposed industrial buildings, a new 5-story parking structure, and public plaza.

The Whole Foods at Sauer Center was awarded Project of the Year.

The renovations and conversion of the historic Stumpf hotel in downtown Richmond are complete. The seven-story structure was converted from hotel to 24 up market one-bedroom apartments. Renovations also included work to the attached two-story parking deck and creation of ground floor commercial space.

Improvements to the 110-year old building included upgrades to building systems, new interior layouts and finishes, and exterior remediation, restoring the historic building into a neighborhood asset.

L.F. Jennings completed the project designed by Architecture Design Office and is currently underway with similar conversion work at 629 East Main Street.

L.F. Jennings completed work at 1501 M Street, NW in Washington, DC.

Alterations to the building focused on the lower half of the property, spanning the first four floors. Designed by MGMA Design, this renovation project sought to renovate, reposition, and repurpose a classic downtown office building, embracing and building on recent office trends with a pioneering new concept dubbed “Town Hall” by the owner – MRP Realty.

The ground floor’s traditional office building lobby was replaced with a more hospitality – style atmosphere with coffee lounge occupied pride of place in the glass rotunda overlooking the corner of 15th and M Streets. The property management office location is only one reflection of the changing role of property management with the Owner’s new Town Hall concept.

The 2nd, 3rd and 4th floor comprise the larger part of the renovation and feature a monumental stair which centrally connects the three floors. Constructed of floating wood treads, black metal stringers and gold cable railings, the interconnecting stairwell that leads from the 2nd floor to the 4th floor and revealing the communal lounge on the 3rd floor.  This central hub serves as the predominant thoroughfare between the floors and engages tenants and visitors into the variety of common areas along the vertical through-way.

The interior layout and design uses of the existing colonnades and floor to ceiling windows to frame the views of the city and spec suites and private offices were faced with a glass wall system, allowing light to emanate throughout the space and afford daylight views to all tenants and visitors of the space.

Located at 6400 and 6402 Arlington Boulevard, Lookout at 6400 is a two tower, 410,000 SF corporate campus originally built in 1972 and expanded in 1988. Acquired in 2019 by BoundTrain Real Estate, the complex is undergoing extensive renovations by L.F. Jennings Corporate Interiors, which are in line with BoundTrain’s mission of repositioning real estate assets through value added amenities and upgrades.

The first of these improvements, the new 3,000 SF 12^th floor tenant lounge in the south tower, was designed by DBI Architects and will be fully opened for tenant use in the coming weeks. The new panoramic space features reclaimed wood floors, glass partitions, coffee bar and café, kitchen, game room, and lounge. The project salvaged and reused elements of the bank headquarters it replaces, including fireplaces and crown molding.

L.F. Jennings Corporate Interiors is also completing a new fitness center with locker rooms, a Training/Conference Center, an Executive Board Conference/Meeting Space, and multiple spec suites which will comprise more than 18,000 SF of new tenant amenities. In additional to new facilities, L.F. Jennings is working on building improvements including renovations to the bathrooms and common areas, renovation of the main lobby, the addition of a separate medical lobby, and modernization of the elevators.

L.F. Jennings is back building at One Loudoun with construction of  Vyne. This expansive mixed-use development spans two blocks and includes residential, commercial, retail, structured parking, and amenities.

Vyne is One Loudoun’s first apartment community and consists two buildings. With a design inspired by nature and Virginia’s acclaimed wine country, the one- and two-bedroom apartment community will provide luxury living in the heart of One Loudoun.

Block H consists of a seven story, 279-unit residential building with 15,000 SF of amenity space including stand-alone clubhouse, rooftop terrace, a co-working space, and resident lounges, among other amenities. Block H also includes 21,000 SF of street-level retail and structured parking. Block G consists of a 5 story, 99-unit residential building, structured parking, and a three-story, 51,100 SF speculative office over retail building.

Combined, this new project will deliver roughly 900,000 SF of mixed-use development consisting of 378 residential units, 51,100 SF of office, 21,000 SF of retail, and a combined 1,138 parking spaces spanning two garages serving the office, retail, and residents.

L.F. Jennings has been involved with construction at One Loudoun since 2013, helping to build out the vision of the award-winning downtown district with projects ranging from office buildings, to grocery stores and mixed-use retail, to boutique fitness center, and interiors.

The Block G & H project is a partnership between Kettler and RPAI. Residential, garage, and retail designed by Dwell Design Studio, speculative office building designed by BCT Architects. The development is expected to deliver in 2022.

L.F. Jennings’ Central Virginia office is celebrating the delivery of Lumber Liquidator’s new headquarters at Libbie Mill-Midtown. Designed by Wendel, the project involved transformation of the former Southern Season’s building into a state of the art 50,700 SF corporate office space to house Lumber’s main headquarters.

In addition to the new Lumber Liquidators headquarters, the tenant interiors division of the Central Virginia office is currently working on numerous challenging projects for new and existing clients. Projects include a 5,000 SF expansion for McCandish Holton (with Colliers International) – L.F. Jennings completed the law office buildout at 1111 E. Main Street in 2014; and a new Imaging Center for Bon Secours/St. Mary Hospital – a 6,500 SF PET/CAT Scan suite designed by Hummel and Associates for Cushman & Wakefield.

L.F. Jennings is also underway on two tenant projects at the James Center – HCA Headquarters – a 16,700 SF whole floor conversion of the old Bull & Bear Club, and CADD Microsystems – a 4,300 SF suite for computer software corporation. Both tenant projects are designed by Wendel.

The division’s most recent project award is the 12,500 SF whole floor tenant fit out designed by ENV for SingleStone Consulting at 2000 W Marshall. This project is located at the Sauer Center where L.F. Jennings is currently active with renovations to the Putney building and retail interiors for the Whole Foods Market.

L.F. Jennings closed out the 2019 awards season with an Award of Excellence for The St. James received at the NAIOP Northern Virginia awards gala held at the Ritz Tysons Corner on Thursday November 21^st.

The St. James is a unique private sports and wellness facility conceived by two DMV natives, college friends, and sports enthusiasts who saw a demonstrated need for an all-in-one destination for athletes and active families in the region. The St. James is intended, with its multitude of venues and offerings, to be the center of all things sports and wellness in the Metro Washington area. The multilevel, 450,000-square-foot venue features large turf fields, two ice rinks, an Olympic-size swimming pool, hardwood courts, a climbing wall, a health club, batting cages, a spa, a restaurant, a water park and other complementary amenities all designed with a minimalist aesthetic.

This truly unique facility is located on the site of the former Washington Gas & Electric Headquarters in an industrial section of Springfield, VA. Rezoning, special permits, and collaboration between Fairfax County and the development team was necessary to make the project a reality.

In addition to the NAIOP Northern Virginia Award of Excellence in the Building Retail category, The St. James is a recipient of two Excellence in Construction Awards for ABC of Metro Washington in the Concrete and Commercial over $41 Million categories and an honorable mention for commercial and recreational design in the 2019 James M. Scott Exceptional Design Awards Program.

The St. James was selected for Excellence in Construction Awards in the Concrete and Commercial over $41 Million categories at the ABC of Metro Washington Award gala held September 12th.

AdMo Heights is a new mixed-use residential development at the heart of the Adams Morgan neighborhood in Washington, DC. The lobby of the new residential facility is designed to ground the new building to its location and to connect the public spaces to the culture of the city and in an authentic way. The result is a unique project that combines cutting edge digital fabrication methods with traditional artisanal techniques to create an interior world with its own pulse and rhythm that pays homage to the vibrant original music of DC.

In the lobby, light is used as a sculptural material to interpret music and shape the experience of architecture. To do this A+A Studio custom fabricated 23 LED backlit panels using the score of Duke Ellington songs visualized similarly to the patterns on player piano rolls and then CNC milled into aluminum composite sheets. These stretch from the floor to the ceiling in the lobby and all the way down the ceiling of the corridor. Light glows through the panels and creates a three-dimensional aura that glistens on the surface of the aluminum leaf producing mysterious luminescent light forms.

Whole Foods Market’s newest flagship store opened October 30^th in Vienna, VA. This latest collaboration between Whole Foods, MV+A Architects, and L.F. Jennings is the largest Whole Foods Market on the east coast (70,000 SF) and is the retail anchor to a marquee development in Tysons Corner. In addition to the traditional stock and thousands of products from close to 100 local vendors, the Whole Foods Market at The Boro features a food hall, a pub and game room with a variety of self-serve food options, and patio seating.

New Whole Foods Markets continue to serve as lynchpin components to new neighborhood developments throughout the mid-Atlantic. L.F. Jennings has delivered or is currently working on locations in Baltimore’s Inner Harbor, Richmond’s Sauer Center, and South Capitol Hill in Washington, DC.
