L.F. Jennings has started construction on the Odenton Town Center project in Anne Arundel County, MD.

Located in a rapidly developing corridor near Ft. Meade, this new multifamily project will anchor Odenton’s new urban core as part of a long-planned town center development.

Developed by The Halle Companies and designed by JDAVIS, this multifamily development features 270 well-appointed residential units with a mix of studio, one-, and two-bedroom apartments. The building includes premium amenity spaces including a rooftop terrace and lounge, courtyard with pool, fitness center, game rooms, golf & sports simulator, theater, club lounge, screened poolside cabana, rooftop lounge, business center, pet spa, and more.

The building consists of five stories of wood frame apartments sitting on top of an elevated concrete podium wrapped around a 419-space precast concrete parking garage and a courtyard.

Project is slated to finish first quarter of 2021.

Construction is underway at Douglas Development’s new project located adjacent to the old Hecht Company warehouse in the booming neighborhood of Ivy City.

L.F. Jennings’ design-build group hired Bignell Watkins Hasser Architects to provide the design of the three-level building, including ground floor and second floor retail and a below grade parking garage. The project is anchored by a new Target store, which will be a hybrid between its traditional big box locations and its new smaller urban express format. The 67,000 SF Target will include a Starbucks and groceries.

The center mimics the industrial aesthetic of the neighborhood, echoing the architectural fabric of the existing buildings while providing a modern addition to the area.

Target is expected to open in the Fall of 2019.

L.F. Jennings has completed the new offices for The Community Foundation of Greater Richmond. The Community Foundation has been a pillar of Richmond’s non-profit community for 50 years, and with this milestone anniversary, the Foundation undertook a major rebranding effort which included a relocation to Scott’s Addition in downtown Richmond from a suburban office park.

This 16,000 SF space is an adaptive reuse project, designed by Wendel Companies, which transformed an industrial warehouse facility into the new highly curated offices that are evocative of the new branding and corporate philosophy of the Foundation.

The space features a predominantly open plan office, with breakaway areas and conference rooms. The new offices boast unique features like glass garage doors which increase the amount of natural light into the former industrial space and serve as a connection to the public domain, integrating the offices with the community the Foundation serves.

L.F. Jennings was honored with a SUBBY Award from the American Subcontractors Association of Metro Washington on February 23^rd.

On February 23^rd, L.F. Jennings was recognized as the best General Contractor for Small Business at the ASAMW’s 55^th annual awards gala held on at the Omni Shoreham Hotel. This award goes to the “General Contractor that best exhibits an understanding of the unique concerns of its small business subcontractors – particularly in the area of payment and exhibits a commitment to more efficient projects and fairness in construction.”

The ASAMW is the founding Chapter of the American Subcontractor Association, a non-profit organization “dedicated to improving the business for all segments of the construction industry through advocacy, leadership, education and networking”.

L.F. Jennings was honored with two NAIOP DC|MD awards at the Association’s annual Awards of Excellence Gala on Wednesday October 3^rd. L.F. Jennings received an Award of Excellence for Best Master Plan/Mixed Use Project  for Riverdale Park Station, and an Award of Merit for Best Multifamily Project in Washington, DC for Reed Row.

Riverdale Park Station is the transformation of a 38-acre site that once was a WWII workforce housing tract into a dynamic, mixed-use project. Organized around stretches of green space, open plazas, and significant pedestrian and bike activities, Riverdale Park Station creates a balanced mixed-use town center for its residential, retail, office and hotel buildings.

Phase I of this development consists of a 150,000 SF Whole Foods Market anchored retail development, site amenities, and both surface and structured parking.  Phase One also included extensive site work for parking and public amenities like splash park, benches, and art installations.

Riverdale Park Station was given an Award of Excellence for Best Master Plan/Mixed Use Project. Congratulations to Calvin Cafritz Enterprises and MV+A Architects.

Reed Row is an urban infill building located in Washington, DC’s Reed-Cooke neighborhood and features 132 loft style residential units, concierge lobby, fitness center, common area, communal workspace, rooftop deck, private courtyard, and 48 below grade parking spaces. The luxury apartment building offers a range of studio, one, and two-bedroom, and English basement units, as well as two-story “penthouse” units with private rooftop decks. This project successfully fulfilled its goals of creatively maximizing use and build a sustainable development on a challenging urban with site-height limitations, successfully navigating and obtaining input/approvals from several neighborhood groups during the design and construction process, addressed site adjacency/access limitations created by neighboring electrical substation and construction to the Marie Reed Education Campus which partially wrapped around the development, and successfully re-used an existing below-grade structure.

Reed Row was awarded a Merit Award for Best Multifamily Project, Washington, DC. Congratulations to Kettler and R2L Architects.

L.F. Jennings is the proud recipient of five Associated Builders and Contractors of Metro Washington Excellence in Construction Awards for Poet’s Walk of Leesburg, 540 Redlands Building Repositioning, Whole Foods Market Riverdale, and awards for Retail development and Masonry at Riverdale Park Station.

Poet’s Walk of Leesburg is a Spring Hill Senior Community member that specializes in a personalized approach to memory care assisted living. The single story, 38,000 SF building accommodates 68 residents. The facility is designed and constructed to give occupants a high-end experience. Dining facilities, a bistro, community areas, an ice cream parlor, a salon, and two enclosed courtyards all work to sustaining the community resort atmosphere, while discrete nurse call stations and building security provide support and safety for the residents.

Poet’s Walk of Leesburg was awarded an Excellence in Construction Award in the Institutional (Under $10 Million) category. Congratulations to Silver Companies and LRS Architects.

540 Redlands is a building repositioning that included upgrades to the lobby, glass storefront, lighting, elevator cabs, conference center and the introduction of a new fitness center and interactive lounge with gas fire place.

Most dramatic change to the building was the reorientation of the entrance. L.F. Jennings sealed the existing entrances to the building and cut a new central vestibule in the existing feature curtain wall. This new entrance provided the building with a more prominent presence within the corporate development improving the sense of place of the central plaza and circulation to office building.

540 Redlands was awarded and Excellence in Construction Award in the Commercial/Residential Renovation ($2-$4 Million) category. Congratulations to DCS Design and Charlie Smiroldo formerly of First Potomac.

Whole Foods Market Riverdale is the anchor tenant of Phase One of the Riverdale Park Station mixed use development. The industrial style 36,000 SF store interior is a destination grocery store featuring coffee bar, New York and Chicago style pizzeria, full deli, and sushi bar.

The Whole Foods is Prince George’s County’s first and the catalyst to that development’s success.

L.F. Jennings began construction at the ION International Training Center in July 2018.

Developed by The Peterson Companies and located in their Compass Creek Development, the facility will be operated by the ION International Training Centers Group headed by Luiz Taifas and Mitra Satayesh.  Luis Taifas, a former Romanian Olympic figure skater, and his wife Mitra conceived this project to provide a top of the line facility capable of providing both a high level ice skating/hockey and figure skating training facility and a competition venue.

In addition to private programs, the ION Training Center will also support team activities and tournaments for local schools and clubs who offer ice sports programs but lack the facilities to fully support them.

When complete, the 90,000 SF facility, designed by Clockwork Architecture + Design, will feature 2-NHL regulation size rinks, seating for up to 5,500 spectators, a full-service gym, a restaurant, and a pro shop. The rinks can also be converted into multi-functioning dry-floor surfaces that could host events such as martial arts tournaments, equestrian events, concerts, conventions, and graduations.

The facility is slated to open in the Spring of 2019.

The self-storage construction industry is the fastest growing and most profitable sector of the real estate market. With the growing trend of residences being smaller and residents electing to downsize, self-storage facilities are an increasing requirement in most urban areas.

L.F. Jennings has completed several self-storage facilities in both the Washington Metropolitan area and Richmond markets, and is currently building the Ft. Totten Self-Storage facility for Johnson Development in Washington, DC.

Designed by Powers Brown Architecture, the facility is a four-story, 176,798 GSF facility that will blend into the architectural fabric of the neighborhood. Located in a predominantly residential area, the building uses high end materials of the Class A buildings in the area. Massing and proportion of the building takes its cues from the residential buildings with exterior features intended to mimic the rhythm of facades along the street.

The facilities storage units are on all levels, with on grade areas of the 2^nd floor housing administrative offices. Parking and loading is accessible from the side of the building, hidden from the vibrant neighborhood and high traffic areas.

The Ft. Totten Self-Storage facility is scheduled to open Winter of 2019.
