L.F. Jennings is pleased to continue its partnership with JBG Investment Fund IX, L.L.C., Willard Retail, and MV+A Architects at the Tysons West development.
Tysons West is a 16-acre site that was the home to a garage facility and two car dealerships. Conveniently located near the Spring Hill Metro station, the transformation of the Tysons West location from under-utilized suburban development into a vibrant mixed-use location began with the Tysons West Promenade project completed by L.F. Jennings in 2013.
Tysons West Phase III builds on the success of the Walmart and 24 Hour Fitness anchored Tysons West Phase I and provides an interim development of in-line retail buildings organized around surface parking. These retail buildings will provide dining and service retail options that take advantage of the vehicular hub nature of the location as well as the proximity to the metro station, local residents, and nearby offices.
The four, single story buildings provide a combined 22,800 SF of retail convenient to both vehicular and pedestrian traffic and maximize site use until future phases of development are ready to proceed.
Construction on Phase III started in July 2018 and will complete in the Spring of 2019.

Construction on Phase II of Loudoun Station is underway. Comstock’s Loudoun Station is Loudoun County’s first live-play-work, transit oriented development on Metro’s Silver Line extension and is located directly at the Ashburn station. The master planned development designed by Torti Gallas and Partners follows New Urbanist guidelines and features retail, dining, residential, and office spaces, in addition to a 1,500 space Metro parking facility and a charming urban park.
L.F. Jennings began construction in May, building out the eastern side of the mixed-use project. When complete, Phase II will consist of two 5 story luxury residential buildings over ground floor retail and a structured parking facility. Phase II’s two residential buildings add to the existing 357 BLVD apartments, delivering an additional 318 studio, one, two, and three-bedroom units over 19,000 SF of retail space. The East Garage is a 7-story, 993 space precast concrete parking facility, built over 181 cast in place spaces below grade. The garage will host 8,000 SF of retail located on the ground floor.
Phase II will deliver in 2020.
L.F. Jennings Corporate Interiors Division continues to grow and flourish. Since being established in 2010, the division has been responsible for over 400 interior fit outs, upgrades, and repositionings. Now with its own suite in the L.F. Jennings building and a growing presence in the Richmond market, the Corporate Interiors Division is growing their well-earned reputation for excellence and client service.
Recently, the department has been awarded and started construction on marquee projects like KaiserDillon law firm (designed by Powers Brown Architecture), GSA National (for Cushman & Wakefield, designed by FOX Architects), 750 17th Street Amenities (for Jones Lang LaSalle, designed by WDG Interiors), and The Community Foundation (for CBRE|Richmond, designed by Wendel/Evolve Architects).
Recent completed projects include the ITOCHU tenant fit out in Washington DC (for Kramer Consulting, designed by BBGM Architects), Loudoun County Gateway Amenities and LISCR Tenant (for LISCR, designed by Hughes Group Architects), WaveOffice at 1615 L Street, NW (for Carr Properties, designed by Gensler), and ICF International (for Jones Lang LaSalle Richmond, designed by Tait Saunders Mulvanny).
In conjunction with projects in progress, the L.F. Jennings Corporate Interiors division has delivered over 3,500,000 SF of interior construction and continues to turn over award winning projects for our design partners and Clients.
The new YMCA opened its doors inside the SunTrust building. It replaces the old location at the James Center, which ended operations on June 29.
Compared to the previous site, the new location will be less than half the size of that, at 12,000 square feet. Even if it sounds small, it still packs a mean punch.
Douglas Development filed an application with the Board of Zoning Adjustment (BZA) that seeks a special exception to bring large-format retail to the nearly two-acre site along New York Avenue between 16th Street and the private Walt Lincoln Way NE. BZA approval would enable the developer to construct a 1-2 story commercial building on the site anchored by Target.
Carr Properties has announced that their second WaveOffice location is now open and available for lease at 1615 L St. NW, Washington, DC 20036. Located on the 6th floor, this WaveOffice location features five private office suites that can accommodate up to 24 people per suite. Additionally, WaveOffice includes communal areas, crafted coffee and sparkling water, a full kitchen, two conference rooms, coffee nook, huddle rooms, multiple touchdown spots and a wellness room. Customers of WaveOffice not only have access to the in-suite amenities but also to the building amenities. Carr’s 1615 L currently includes a new state-of-the-art two-story fitness center and a shared conference center; future amenities will include a lobby café/wine bar, a rooftop deck and bar, and numerous fully furnished areas in the building for collaborative work outside of the office. A grand opening event has been planned for June 19th, 2018.
For the past 20 years, Carpenter’s Shelter has been operating out of a renovated Department of Motor Vehicles building on North Henry Street.
While the building has served the organization very well, said Carpenter’s Shelter Executive Director Shannon Steene, the building has been under very heavy use and is in need of an overhaul. In addition, the City of Alexandria is in dire need of more affordable housing for residents.
That combination of factors means that on June 9, the Carpenter’s Shelter organization will be moving into part of the former Macy’s store at Landmark Mall while a new, 7-story building with underground parking, affordable housing and a new shelter is built on North Henry Street.
Continuing the neighborhood rehabilitation spearheaded by the transformation of Union Market into a vibrant destination for food, entertainment, and residences, EDENS engaged LED Better Studio to design the adaptive reuse of existing warehouse buildings into retail and offices.
L.F. Jennings returned to the Union Market neighborhood to renovate approximately 300 feet of building facades on 5th Street, NE. Since the existing buildings suffered degrees of disrepair, a large portion of the façade was demolished and reconstructed into more traditional storefronts designed to mimic the varied nature of the neighborhood’s architectural fabric. The intent of the rehabilitation is to create a retail and commercial presence to compliment the food market and new residential developments nearby.
The new cold dark shells of the renovations will extend behind the reconstructed façade, opening the space to two story retail and office facilities. The overall project will include 10,000 SF of tenant space and 50,000 SF of mixed retail designed to be LEED compliant.
L.F. Jennings was the contractor on the adaptive reuse renovation of the Union Market Warehouse into the existing food market in 2012.
Site work for the new Tysons Technology Center Parking Garage and Tysons field has begun in Vienna, VA. Located at the south intersection of Route 7 and the Beltway, this project replaces an existing surface parking lot with a 5-story parking garage and a full size athletic field.
Construction of the athletic field is part of Fairfax County’s land development plan that calls for the construction one full sized public athletic facility for every 4.5 million square feet of development. Technology Field is the result of a proffer with Fairfax County and The Meridian Group for two developments near the Greensboro Metro Station.
The project, designed by Little Diversified Architecture, involves the demolition of existing site utilities and surface paving, the installation of new utilities for the 331-car parking structure, and the construction of the athletic field between existing office buildings and the Beltway.
The 5-story precast concrete parking garage includes auger piles and cast in place foundations. The athletic field includes a full size 360’ x 180’ synthetic turf field, LED lighting, bleachers, and bicycle racks. To create the level field required for athletic installations, a new retaining wall with ball catcher net and sound wall is required running parallel to the existing sound wall along the Beltway.
The athletic field facility will be operated and maintained by the Fairfax County Park Authority.
Placement of concrete foundations for the Centro Arlington mixed use project has begun.
Developed by Orr Partners, this project replaces a dated retail center into a community hub that will serve as an anchor for redevelopment along the Columbia Pike corridor. In keeping with Arlington County’s “Main Street” aesthetic, KGD Architects’ design transforms the existing grocery anchored shopping center into a vibrant mixed-use development including a Harris Teeter grocery store, additional retail space, rental apartments and a public square.
The six-story mixed use project consists of two levels of below grade parking, street level retail and grocery and 5 levels of wood framed apartments. The development includes 366 residential units, 28,000 SF of in-line retail, a 52,000 SF Harris Teeter, two levels of below grade parking, and a 22,000 SF public square featuring central gardens, seating, water feature, and event space.
