L.F. Jennings Wins Three ABC Excellence in Construction Awards

L.F. Jennings is the proud recipient of three Associated Builders and Contractors of Metro Washington Excellence in Construction Awards for the Build to Suit BerkleyNet Center at Innovation, Cascades Overlook Mixed-Use Development, and Whole Foods H Street, NE projects.

BerkleyNet Center at Innovation is a 71,000 SF built-to-suit office building designed by Morgan Gick McBeath Associates. The modern brick, glass, and metal panel building is the new home of BerkleyNet Underwriters. Occupying two of the three floors of the building, the interior is a highly curated space designed by The M Group that closely reflects and facilitates the corporate culture of the tenant.

Buchanan Partners’s efforts and vision for this project not only delivered Prince William County’s wish to keep the 200+employee company headquarters in the county, but resulted in an award-winning facility.

BerkelyNet Center at Innovation was awarded an Excellence in Construction Award in the Commercial ($5-$12 Million) category. Congratulations to Buchanan Partners, Morgan Gick McBeath Associates, The M Group, and Berkley Net Underwriters.

Cascades Overlook is an expansive mixed-use development by the Meladon Group. Designed by BCT Architects, the 13-acre suburban site was transformed into a hybrid of town center and traditional grocery anchored retail center. In addition to over 100,000 SF of retail and office space, the project features 8,600 SF of civic space with parks, fountains, and amenities for visitors and residents of the development.

Cascades Overlook was awarded and Excellence in Construction Award in the Retail ($5 Million & over) category. Congratulations to the Meladon Group and BCT Architects.

Whole Foods H Street, NE is the first new Whole Foods in the District since 2011. This project is a manifestation of how much the H Street NE corridor has changed in recent years. The 40,000 SF store designed by Rounds VanDuzer includes more than your traditional Whole Foods. It includes a full-service sit-down bar, coffee and juice bar, and expanded offerings from local chefs in the prepared foods selection. The location functions as much as an organic grocer as a restaurant and bar in one of Washington, DC’s most vibrant rising neighborhoods.

Whole Foods H Street, NE was awarded an Excellence in Construction Award in the Retail/Interiors Only category. Congratulations to Whole Foods and Rounds VanDuzer.

Poet’s Walk Memory Care Assisted Living Underway

Construction is underway for two new Poet’s Walk Memory Care Assisted Living facilities in Warrenton and Leesburg, Virginia. Poet’s Walk, a Spring Hill Senior Community member, specializes in a personalized approach to memory care assisted living.

L.F. Jennings is managing the construction of both facilities which are set to open in the fourth quarter of 2017. The single story, 38,000 SF buildings will accommodate 68 residents each. Both are designed and constructed to give occupants a high-end experience. Dining facilities, a bistro, community areas, an ice cream parlor, a salon, and two enclosed courtyards all work to sustaining the community resort atmosphere, while discrete nurse call stations and building security provide support and safety for the residents.

Designed by LRS Architects, the facilities themselves are an important tool in the care of the residents. State of the art technology permits staff to discreetly and remotely monitor patients, allowing residents a greater degree of domestic independence. Tenants remain connected and engaged to the larger community through building amenities and organized activities. This balance of autonomy and community are central to the well-being and improved quality of life for the residents.

Foxhall Building Adams Morgan Mixed-Use Project Across From Its Line DC Hotel

As it prepares to deliver the Line DC hotel in Adams Morgan, Foxhall Partners is working on a mixed-use apartment building across the street. Foxhall presented plans to ANC 1C Wednesday detailing an 80-unit mixed-use development it is building at 1773-1777 Columbia Road NW. “We’re big believers in Adams Morgan,” Foxhall managing partner Matt Wexler said. “We love the neighborhood and we anticipate the hotel being a catalyst for further improvement and diversification in the neighborhood. Being directly across the street from that will be a major amenity to our future apartment residents.” The six-story building will include at least 9,500 SF of retail, Urban Turf reports. The project would replace a retail strip that included Payless Shoes, T-Mobile and Old City Cafe. Foxhall began assembling the properties in 2014 with its partner, Beztak Properties. The developer came to an agreement with the ANC in 2015 to preserve the one-story commercial façades. It has since demolished the rest of the buildings and is finishing up site work. The developer plans to deliver the project in Q3 2018. Across the street, at 1780 Columbia Road NW, Foxhall and Sydell Group redeveloped an old church into the 220-room Line DC hotel, which it is preparing to deliver later this spring. Wexler said the firm saw a lack of rental apartments being built in the popular neighborhood and decided it would be a good complement to the hotel, which will also include two restaurants from popular chefs and a coffee shop.

L.F. Jennings Awarded Contract for Major Building Renovation of 540 Redland

This March, L.F. Jennings will be brought on as the general contractor to renovate the interior of 540 Gaither Road at Redland in Rockville, Maryland. This building was originally constructed in 2009, but a recently expired government lease has opened an opportunity to modernize and re-position the 540 building, creating additional value throughout the property.

The six-story building will undergo both demolition and renovation. This includes a new entrance feature, lobby, improved lighting, elevator cabs, conference center, a new fitness center, locker rooms, and an interactive lounge with a gas fire place. The new finishes throughout will blend warm wood accents with natural stone feature walls and porcelain tile flooring, creating a warm, modern aesthetic. Additional interior improvements are geared towards new leasing efforts. This includes the demolition of floors 2-6 and renovating 8 restrooms throughout the property.

DCS Design is architect and responsible for the project renderings. A wholly owned subsidiary of First Potomac Realty Investment Limited Partnership is the owner of 540 Gaither Road at Redland.

Jennings has the distinction of constructing a brand-new retail and residential building in Adams Morgan, Washington, D.C. at 1777 Columbia Road, which is scheduled to be completed in early 2018. Beztak Properties and Foxhall Partners are developers and co-owners of the six-story building, which will bring approximately 80 rental apartment units to the heart of Adams Morgan, directly across Columbia Road from the entrance of The LINE Hotel.

Beztak Properties, headquartered in Farmington Hills, MI and Foxhall Partners, based in Washington, D.C. have been key investors in the Adams Morgan neighborhood since 2006. The firms each specialize in multi-family residential and mixed-use developments.

A Sneak Peek Inside L.F. Jennings’ Second Cabela’s Project, First In The DC Area

Huge outdoors outfitter Cabela’s Inc. (NYSE: CAB) has landed in the D.C. region, with an 80,000-square-foot store set to open in Gainesville March 9.

It’s the first local outpost for Cabela’s, a Nebraska-based outdoors retailer that has been growing its presence on the East Coast in recent years.

The store, located at 5291 Wellington Branch Drive at the Virginia Gateway shopping center, wasn’t always a sure thing, however. Back in 2015, Cabela’s removed Gainesville from its list of 2016 store openings, only to shift gears and redouble its commitment to the site two months later.

L.F. Jennings Is Proud To Be A Part Of This Retail Renovation Project; Mall At Prince Georges’

Pennsylvania Real Estate Investment Trust (NYSE: PEI) expects the $25 million renovation of its Mall at Prince Georges to bring the Hyattsville shopping center up to nearly Springfield Town Center levels of sales.

PREIT CEO Joe Coradino — who also just became chairman of the board — told investors on an earnings call Friday that the company believes Mall at Prince Georges could become “our next $500 per square foot asset” in terms of annual sales.

That would put it only a little bit behind Springfield Town Center, which was pulling in $529 per square foot at the end of January, according to a PREIT spokeswoman. PREIT bought the still under-renovation Northern Virginia center from Vornado in 2014 for $465 million.

Construction Underway for New Office Building in Manassas, Virginia

Berkley Net at Innovation is a new three story office project for the Buchanan Partners, under construction by L.F. Jennings in Manassas Virginia. The building will total approximately 70,000 square feet and fashion a handsome exterior consisting of brick, metal panels, and glass. The building’s exterior architect is MGMA. L.F. Jennings will also be preforming work on the interior of the structure after the shell is completed. The interior includes a highly finished main lobby, spec suites on the first level and a modern interior office fit out on levels 2 and 3 for Berkely Net Underwriters [the primary tenant]. M Group is the architect for Berkely Net’s interior fit out.

Michael Timcheck from M Group says the biggest goal in designing Berkely Net’s space was to create a space that brought the entire Berkley Net team together. Currently they occupy three suites across two floors, and the staff was finding it difficult to collaborate. To bring the teams together, they created large destination spaces (a living room and an arena) that could accommodate everything from a simple Tuesday lunch to an all-hand type meeting. To support smaller collaborations, huddle and team rooms are also placed throughout the space.

While bringing everyone together was a goal, they did not want one vast open office space (a sea of workstations). Rather, ’neighborhoods’ for internal teams were created, and efficient and multiple means of circulations between these neighborhoods and the collaboration spaces are provided. These ‘neighborhoods’ allow staff to have a smaller home within the larger office space.

L.F. Jennings and M Group worked closely with Buchanan Partners and Berkley Net to develop the industrial aesthetic they desired, while maintaining a balance with typical office space needs. Concrete floors and metal finishes are warmed with pops of color and wood. Allowing the staff to have views to the outside and to let in as much natural light as possible was a crucial goal. MGMA, the base building architect, and M Group worked together to lower the sill height to maximize glazing.

Once completed Berkley Net’s new space will be a tool to help with recruiting and retaining the best and brightest. A primary idea behind this, was that a large number of workers want to be located outside of the busy Washington D.C. beltway. They want a fun space with a convenient location.

L.F. Jennings is excited to be a part of such a remarkable project, Innovation at Berkely Net is slated to finish in April of 2017.
